Good to know
The Garden House is the standalone home on our property: a renovated 2-bedroom, 1.5-bath house at the quiet end of Manitou Avenue, with Fountain Creek running through the grounds and downtown a short walk down the street. Inside, it's a single-level home with no stairs anywhere. The living room has a comfortable sectional and a 4K smart TV with the streaming apps. The kitchen is the real thing: dishwasher, stove and oven, microwave, toaster, hot water kettle, cooking basics, dishes and silverware, wine glasses, and a Keurig, with counter space to actually cook. A dining table seats four, and a sliding glass door off the kitchen opens to the patio: outdoor furniture, an outdoor dining area, and a BBQ grill, with the creek moving past the property. The king bedroom anchors one end of the house; the second bedroom sleeps the rest of the crew with two queen beds and a full-size trundle, and a pack 'n play is always on site for the littlest traveler. One and a half baths keep the morning moving for a full house. A laundry closet holds a washer and dryer, there's a dedicated workspace with WiFi verified at 87 Mbps, and the house sleeps up to 8. The house is professionally cleaned and staged between stays, with all linens commercially laundered. Mid-stay cleaning is available for longer visits, and stays of 28 nights and up are welcome; several of our guests return to this house again and again, some on a standing rotation for work. Families book it for the second bathroom and the yard-and-patio evenings. Long-stay guests book it for the kitchen and the laundry. Everyone books it for the same reason the inn exists: the mountains in the morning, the town at night, and free parking in between.
Other Details to Note
A few things worth knowing before you book. The second bedroom is one shared room with two queens and a trundle: great for kids, crews, and friend groups, and worth knowing it's one room, not three. Fountain Creek runs along the property; it's the soundtrack of the stay, and worth a watchful eye with little ones near the water. A small inn shares the back of the property. Its guests have their own rooms and parking; the house, patio, and yard stay yours. No pets at the house.

Manitou Springs is a small mountain town that still feels like one: a walkable main street of cafes, galleries, breweries, and patios, with free mineral springs scattered through downtown for anyone carrying a cup. The inn sits at the quiet end of Manitou Avenue, far enough from the center that nights stay calm, close enough that dinner is a few minutes' walk along the creek. Evenings here are simple: stroll in for green chile and a local beer, taste a spring or two on the way back, and let the town empty out behind you. Days reach far without much driving. The Manitou Incline and Barr Trail, the two big climbs toward Pikes Peak, start about 5 minutes away by car, and the Cog Railway leaves from the same side of town for the summit. Garden of the Gods is about 6 minutes, Cave of the Winds about 5, and the historic Cliff Dwellings about 4. Morning on a mountain, evening on the avenue, and the car barely has to work for any of it.
